Refund & Cashback Policy

This policy explains when the Premium Membership fee is refunded and how the broker-commission cashback works on gajhomesbuying.com, operated by SPS Realty & Services under the brand Gajhomes.

Part A – Premium Membership Refund

1. When you are eligible for a refund

• You booked a property listed on Gajhomes through the Gajhomes team, while your Premium Membership was active.
• The booking is confirmed by the developer (for example, through a booking form or receipt issued in your name).

2. When the fee is not refunded

• You do not book any property through Gajhomes.
• You change your mind, stop using the service, or your membership period (1 year) ends.
• You book a property directly with the developer or through another agent, outside the Gajhomes process.
• Your account is suspended because you broke our Terms & Conditions.

3. How to request the refund

1. Email hello@gajhomesbuying.com from your registered email address with the subject "Premium Refund".
2. Attach a copy of your booking confirmation and share the bank account or UPI ID in your own name where you want the refund.
3. After verification, we will refund ₹499 within 30 days of the request.

4. Wrong or duplicate payments

If you paid twice by mistake, or paid but your submission was rejected, email us with the payment details. After we verify that the money reached us, we will refund the extra or unmatched amount.

Part B – Broker Commission Cashback

1. How cashback works

When you buy a property through Gajhomes, the developer pays us a brokerage. We pass a part of that brokerage back to you as cashback. The cashback amount is decided for each project and deal, and depends on the brokerage we receive. The range shown on the website (₹50,000 to ₹5,00,000) is indicative, not a fixed promise.

2. When cashback is paid

• After the agreement for sale between you and the developer is signed and registered; and
• After Gajhomes has received the full brokerage from the developer for your unit.

Developers often pay brokerage some weeks or months after the agreement is registered, so the cashback timeline depends on the developer. We pay the cashback within 30 days of receiving our brokerage.

3. When cashback is not payable

• The booking is cancelled, or the agreement for sale is not signed or registered.
• The developer does not pay brokerage to Gajhomes for your purchase, or reverses it.
• The purchase was made directly with the developer or through another agent, outside the Gajhomes process.
• False information was provided, or our Terms & Conditions were broken.

4. Payment of cashback

• Cashback is paid by bank transfer only to the buyer (or co-buyer) named in the agreement for sale.
• Applicable taxes, if any, will be deducted as required by law.
• The final cashback amount and terms will be confirmed to you in writing before you book.
