This Privacy Policy explains how SPS Realty & Services, operating the brand Gajhomes and the website gajhomesbuying.com ("we", "us" or "our"), collects, uses, shares and protects your personal data. We process personal data in line with applicable Indian law, including the Information Technology Act, 2000 and the Digital Personal Data Protection Act, 2023.

1. Data We Collect

Data you give us

• Account details: first name, last name, email address and mobile number.
• Property preferences: preferred locations, budget, property type and BHK.
• Group-buying details: the properties you like, the groups you join, your buying intent and buying timeline, and connect requests you send.
• Payment details: the name and contact you enter and the payment screenshot you upload for Premium Membership. We do not collect or store your card, UPI PIN or bank login details.
• Messages: anything you send us through the contact form, enquiry forms, email or phone.

Data collected automatically

• A session cookie that keeps you logged in. We do not use this cookie for advertising.
• Basic technical data such as IP address, browser type and pages visited, which our hosting provider may record in server logs for security.

2. How We Use Your Data

• To create and manage your account and send you login OTPs.
• To verify Premium payments and manage your membership.
• To form buyer groups, show group statistics and coordinate site visits.
• To connect you with other buyers when you request it, and only with the other buyer's consent.
• To negotiate with developers on behalf of the group and help you complete a booking.
• To process broker-commission cashback, where applicable.
• To contact you by phone, WhatsApp or email about the properties and groups you are interested in.
• To keep the website secure, prevent fraud and meet our legal obligations.

3. What Other Buyers Can See

Inside a group, other Premium members can see only a masked version of your name (for example, "Rahul S.**"), your buying intent and your buying timeline. Your email address and mobile number are never shown to other buyers. They are shared with another buyer only when both of you agree, through the Gajhomes team.

4. Sharing Your Data

We do not sell your personal data. We share it only in these cases:

• With developers: when you show serious interest in a project, book a site visit or proceed with a booking, we may share your name and contact details with that project's developer.
• With service providers who help us run the website, such as our hosting and email provider, only to the extent needed to provide their service.
• With authorities when required by law, a court order or a government request.

5. How Long We Keep Your Data

We keep your data while your account is active. If you ask us to delete your account, we delete or anonymise your personal data, except records we must keep by law, such as payment and transaction records, which we keep only for as long as the law requires.

6. Security

We use reasonable security measures, such as encrypted (HTTPS) connections, OTP-based login and restricted admin access, to protect your data. No method of transmission over the internet is 100% secure, so we cannot guarantee absolute security.

7. Your Rights

You have the right to:

• access a summary of the personal data we hold about you;
• correct or update your data (most of it can be updated from your My Profile page);
• ask us to delete your account and personal data;
• withdraw your consent at any time (this may mean we can no longer provide some services, such as group buying);
• raise a complaint with our Grievance Officer.

8. Children

Our services are meant only for people aged 18 and above. We do not knowingly collect data from anyone under 18.

9. Changes to This Policy

We may update this Privacy Policy from time to time. The updated version will be posted on this page with a new "Last updated" date.

10. Grievance Officer

If you have any complaint or concern about how your personal data is handled, please contact our Grievance Officer. We will acknowledge your complaint and try to resolve it within 30 days.
